Most foreign property buyers in Spain start their search online on the internet. A big question is often should i use a Real Estate Company or should i search for private sellers? The answer on this question is actually easy. We recommend any buyer of properties in spain to use a qualified and trustful Real Estate agency with an office in Spain. Please do not think that you will save on the 5% agents commisison fee if you avoid working with a Real Estate company. The agents commisison fee is not for the buyer but for the seller to pay. You as a property finder can offer on a proeprty and if this offer gets accepted the seller needs to pay the agents fee.
We also recommend property finders to deal with just one agency and not shop arround wityh several. Ofcourse you can search online for several agencies, but ones you start viewings just keep it with one. If this agent not has the right properties ask them to find offers with other agencies. If you found an agent whom to trust he will do all he can to get the right price for you.
Before you bring out an offer on a property be aware of yourself if you need a mortgage yes or no. Never offer on a house if you need a mortgage and you do not know if the bank in spain approved your request. If you have a trustful and qualified Real Estate agent he or she will tell you the same. First go to the bank and find out the maximum amount wha they can give you as mortgage. After that you need to understand that a bank gives a percentage of the bank valuation of the property. You also need to understand that banks in Spain have an obligation to value the house 10 to 15% below the real value and for non-residents they will normally give a maximum of 70%. Lets take an example. A seller asks for a property 400.000 euro. You offered on the property 380.000 and the seller accepted the offer. You informed the agency about the need of a mortgage. The bank will obligate you to do and pay on your behalf for a bank valuation. It is possible that the bank valuation will be below the agreed offer for example 320.000 euro. The bank is willing to give you 70% of the bank valuation value which will be a mortgage of 224.000. If you agreed the property for 380.000 and you need to put on top another 10% for the property tax and about 3500 euro for notary and lawyer fees than the total spendings will be about 421.5000 euro. Many buyers make a popular calculation failure with buying a property in Spain and think that a bank can give them 70% of 421.000 euro which will be 295.000 euro. In this example you would have a gab of 71000 euro. This amount you need to invest from your own pockets and you need to have it in your account.
So be aware of the fact that if you need a mortgage, that you never pay a reservation amount of the property or even the 10% deposit if you do not know exactly what the bank can give you on this property. Wait for the banks valuation and ask the seller for understanding. You can ask your agent to connect you with a lawyer who can help you to negociate with the seller that the seller is willing to wait untill the valuation has been done.
